Job Description

This position fosters and builds sustainable customer relationships, supervises property staff, oversees and manages projects, manages expenses, and administers rent collections of assigned properties. Reports directly to the Regional Property Supervisor for assignment of duties and projects.

Job Duties and Responsibilities:

  • Fosters positive, sustainable relationships with and among a given property’s customers in order create a genuine sense of community and belonging.
  • Collaborates with the company’s various functional teams (e.g. security, engineering, construction) to deliver excellent customer service to a property’s customers, including 24/7 emergency response.
  • Supervises activities of property staff including maintenance technicians and cleaning staff.
  • Routinely inspects physical property and operations to ensure conformance to company standards.
  • Assists Leasing Representative with their responsibilities to maintain high occupancy and retain existing customers
  • Effectively communicates with customers throughout the customer life cycle.
  • Administers and coordinates rent collection.
  • Administers and, at times, enforces terms of the rental agreement and building rules
  • Manages and controls operating expenses
  • Analyzes monthly and annual budgets and explain variances
  • Initiates and manages capital projects
  • Interviews and hires property staff
  • Supervises and trains all property site staff
  • Evaluates employee performance, including annual performance reviews
  • Counsels underperforming employees and provide critical feedback to improve performance
  • Manages safety programs, including employee training in fire safety, general emergency procedures, and use of emergency equipment
  • Maintains building security measures, ensuring proper incident documentation and notification to upper management, and owners
  • All other duties as assigned

Qualifications

  • High level of organizational skills paying close attention to detail
  • Awareness of safety, risk management and preventative maintenance procedures
  • Project planning ability within a budget and required time frame
  • Advanced customer service skills to diplomatically communicate with customers
  • Ability to listen, communicate (written and verbal), excellent grammar, spelling and proof reading skills and follow-up effectively with all staffing levels and clients/customers
  • Ability to work independently, self-starter, energetic
  • Ability to demonstrate good common sense and sound judgment
  • Ability to perform at high levels in a fast paced, dynamic work environment
  • Ability to anticipate work needs and follow through with minimal direction
  • High school diploma or GED equivalent required
  • Bachelor’s degree preferred
  • 3+ years of related experience. Commercial real estate experience is not required
  • Must pass a pre-employment background check and drug screen
  • Employee must have reliable transportation to and from work each day
  • Successfully pass a background check and drug screen
